Use furniture that is appropriate for a vacation rental environment.

Residential sleeper sofas are designed to be put in your den or study and pulled out once or twice a year. Cottons, microfibers, and other lightweight upholstery, drapery, or bedspread fabrics are also not durable enough to withstand the daily wear from sunlight, chlorine, and sunscreen. Heavy-weight polyester fabrics and commercial construction components hold up best in a rental environment.

The Right Furniture for Coastal Rental Properties

Choosing furniture for your vacation rental condo can be challenging. The same furniture that works at home is not appropriate for a rental setting - it's simply not made for the heavy wear and usage of a coastal rental environment.

Furnishing a coastal vacation rental condo is very different. Pieces need to withstand the same heavy use as is encountered in a hotel or timeshare setting. Commercial-grade furniture is necessary to withstand the heavy guest use and environmental elements encountered in a coastal rental environment. Made with the same standards used by the hospitality industry, these durable specialty items will continue to perform as expected and look their best with time and use.

A Summer Home offers exclusive commercial-quality product lines designed to meet the distinct needs rental properties face:

  • All sleepers include a heavy-duty commercial sleeper mechanism with a three-year warranty, which are designed to be opened and closed every day of the rental season
  • 6" innerspring mattresses are standard on all sleeper models
  • High density flame-retardant seat and body foam gives the furniture greater longevity and wearability
  • Heavy-weight woven tapestry print fabrics in polyester blends are the most forgiving against visible wear and inevitable stains
  • Protective arm caps are included with all pieces

  • Thermal blackout lining both blocks bright morning sunlight, which can be bothersome to sleeping guests, as well as keeps your property cool in the summer and warm in the winter
  • All draperies utilize fade-resistant face fabrics that stand up to the direct sun exposure of oceanside properties
  • A heavy-duty architrac rod system to open and close draperies is easy to use and will keep hands off the drapery fabrics
  • Each drapery is made to measurement to properly fit your windows and operate correctly

  • The hospitality-style one piece design creates a completed look and is easier for housekeeping to maintain
  • Synthetic fabrics in patterned designs wear better against possible stains, suntan lotion spots, and other mishaps than cotton bedspreads

How to Furnish Your Vacation Rental Condo

Each condo unit may have a different layout, but there are some basic essential furnishings that should be included to provide a well-appointed, comfortable rental that will please both your guests and your management company.

Suggested Unit Contents:

  • Visibly worn or dated furniture can make a bad first impression on guests and should be updated as soon as possible.
  • All elements of each room's decor should coordinate to create a uniform and cohesive look.
  • Living Room - Living areas should offer seating for the number of guests a unit sleeps. Furniture should include:
    • Sleeper Sofa
    • Loveseat and/or Side Chair
    • End Tables
    • Cocktail Table
    • Television Stand
    • Table Lamps
    • Blackout Draperies
  • Dining Area - Use a dining table that seats the same number of people the unit can accommodate. If space is tight or the dining area has a breakfast bar, adding some barstools is an easy way to increase seating.
  • Bedrooms - Beds should be comfortable and not squeaky or worn down, with bedspreads free of stains and visible wear. Offer functional furniture for guest wishing to unpack during their stay. Furniture should include:
    • Headboard
    • Nightstands
    • Dresser
    • Mirror
    • Table Lamps
    • Bedspreads
    • Blackout Draperies
